DFA Law Provides Clients With HIPs Solution
All homes in England and Wales with 3 or more bedrooms first marketed after 10th September 2007 will need a Home Information Pack (HIP), which includes a home energy rating. The Pack includes an Energy Performance Certificate (EPC) containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.
The cost of a HIP prepared by DFA Law is currently £365 inclusive of VAT for a freehold property. The cost of a HIP for a leasehold property will be greater as the Landlord or its Managing Agents will charge for providing Service Charge information and such charges are at the discretion of the party providing the information.
It takes approximately 10 days to bring together the various elements of the HIP. At present there are some transitional arrangements that allow a property to be marketed whilst the HIP is being prepared but these will be phased out shortly. If you are thinking of selling a property that requires a HIP it would be wise to contact us at the outset to ensure that you are compliant wih the regulations.
